Think You Should For Sale By Owner? Think Again!

Real Estate Agent with Keller Williams Realty - Bellevue 89879

Some Highlights:

  • For Sale By Owner (FSBO) is the process of selling real estate without the representation of a real estate broker or real estate agent.
  • According to the National Association of Realtors’ Profile of Home Buyers & Sellers, 36% of homeowners who decided to FSBO last year did so to avoid paying a commission or fee. But, homes sold with an agent net 6% more than those sold as a FSBO according to Collateral Analytics!
  • Before you decide to take on the challenges of selling your house on your own, let’s get together to discuss the advantages of having an agent on your side.

Customized Choices for your Real Estate Needs

Keeping Current Matters recycles another FSBO blog post. The Collateral Analytics study is very narrow in focus. The study used 13 highly populated counties as the data set. With 150 counties making up 50% of the US population (over 3,000 counties), extrapolating it to rural counties is risky. Not to mention the study states it was done in a normal market. Double-digit growth year-over-year is a normal market? 2.95% month-to-month increase is a normal market? But it makes for good marketing propaganda to mislead clients. At least KCM did not pull out the NAR $65k more in sales price if you use an agent stat. Also, how often do you negotiate with the Buyer's Bank? Negotiating with the appraiser and inspector is also a bit unusual; clarifying items on their report yes, negotiating them away, doubtful. How many of you have negotiated with the title company?

What is your overall point Mel? You do or don't think sellers should strongly consider representation?

Keeping Current Matters, NAR and other industry content providers keep on promoting misleading information. I'm against misleading our customers/clients.

I'm also for providing choices to meet their needs.  Henry Ford said his customers could have a Model T in any color they want, as long as it was black.  The real estate industry is doing the same; FSBO or typical commission compensation.

Some sellers have the capability to sell themselves. Some think they do, others don't.  We should be providing choices to meet their needs.
