Do you send out a Pre Listing Package to your listing appointments?

 Week two challenge was issued by our fearless leader Rich Jacobson to the 15 remaining teams, and it Good Jobwas due today, Sunday June 1, 2008 by 3:00 PST.  The second challenge was to put together a digital, creative, informative, cutting edge Pre Listing Package.  There was a little twist also, instead of just one team being eliminated; tomorrow two teams will be eliminated, so we will be down to 12 teams left in the contest.  You can check in Monday to see if your favorite team is still in the contest, and which teams are left standing.  Of course we will be issued our new challenge then as well.  I wonder what will be next on his list?

16 Teams started out two weeks ago by responding to Rich's call for the makeover2takeover challenge...12 teams will remain after today!

 

So I thought I would do a little independent poll of my own and ask the members;

  • Do you use a pre listing package?
  • Do you always send it out to potential Listors?
  • How is it delivered to your prospect?
  • How long have you been using one?
  • Do you think it is important to send one, and why?
  • Has using one made a difference in you getting the listing?
  • What do you include in your PLP?
  • How many pages are in your PLP?
  • What makes your PLP special?
  • What is your cost per PLP?
  • Do you make them, or who do you have make your PLP's?

Hopefully Rich will be able to make all of them available to active rain members so we can learn from each other, and make ours even better if you are using one.  If you are not then you will get some great ideas on what needs to be in a pre listing package.  I will be putting together a list of what I feel is important to include, so if you would like to get that information please let me know.

So far Rich has given us two excellent and very useful things needed, and used in our day to day rthanks to richeal estate business.  His focus seems to be on the reality of what Realtors really do, and need.  1.  A Database.  2.  A Pre Listing Package.  Rich, can I just have a quick look at your complete outline for the contest?  How about it "oh great one", just a quick peek...I promise not to tell?  That is so not going to happen, but hey it was worth a try!

When the contest is over, what a great outline, and resource we are going to have though.  A list of things you need and use to produce at a high and efficient level in real estate.  I think Rich deserves a big round of applause for coming up with the idea for this contest.  It is something that can be used by all of us.  Maybe I could market it for you, Rich?  We could sell it to real estate licensing schools, real estate coaches, managers, owners, college classes...not a bad idea!  So hopefully you are taking full advantage and checking in at the official site, Makeover2Takeover, and keeping a list of things you need to work on for your business.

The teams are awesome, and have all been working hard to turn in some powerful ideas of value.  I believe we are all doing it more in the way of wanting to help rather than just to win the contest.  Of course there is no lack of competitiveness in this group, but its friendly competition at its best! Debra A. Brooks of team The Dreamweavers even took time our of her very busy schedule to design my teams' logo...now how cool is that!  Thanks Deb, you have to be one of the nicest ladies on the rain and beyond too, of course.  "Diva" Deb is teamed with another friend and great lady from TN, Melissa Grant her apprentice in the contest. I'm honored to be a part of it, as team Tex-La.  My superstar apprentice Joshua Lazaro is from Metairie, LA and he is pouring his heart and soul into it.  I am very proud of Josh, and feel almost like a proud parent about his work in the contest.  It will be fun to watch Josh and the rest of the apprentices' take what they have learned from this and apply it in their day to day real estate business.  I'm sure it is going to help each and every one of them grow their business.  I know I have learned a lot already too, and it's only the end of week two.

Most agents I've asked do it all in one step these days, but I can see an advantage to doing it in the 2 step method.  Good luck today folks!

Karen, I've done a one step for the last 25 years, of course it's helpful to know the market and have the experience.  The only way I would do a 2-step listing appointment was if I were in a brand new market, and really needed to see the home first.  We always try to get out PLP out to our listing appointments 2 days in advance, so they have time to review it, fill out disclosures, gather the information needed, make an extra couple of keys, etc.

The true beauty of a PLP is when you get to your appointment and the sellers disclosure is filled out, there is a survey and a key laying on the table...done, sign the contract please...that's the listing presentation at that point :).  Liz, coach Carter, team Tex-La
