In 2017/2018, the most-often heard words to me from Door County property Buyers were: "I know houses like this were selling for $20,000 $30,000 $75,000, $100,000 (fill in the blank) less on the shore or in this neighborhood from 2012-2015....
why didn't I buy then?"
Buyer's remorse on missing out on a sale is a VERY real thing. I have rarely, in my entire career, had actual remorse when someone purchased something. Most buyers are realizing their Door County dreams, some of which have been a desire for years or even decades. All of the other remorse is on the "missed opportunity". If I counsel that something is under-priced or sitting in a hot market, or a very unique value--don't wait. Don't hesitate. There is never a "perfect" time to buy, but if things fall into place where you get the home you want at a reasonable price--that is nearly perfect.
The re-blog below did a good job of what I hear often: although it is written for the Cincinnati market, it applies perfectly to all areas. "This home won't last long. Homes in this community are moving in single digit days. You saw the people looking before and after us? You like it, you better offer on it NOW."
"This home is underpriced, $20k below any other sale in the last 2 years."
"The seller is willing to do a lease back after closing so you don't have to break your rental lease and you can STILL get the home you love if we get that offer written before someone else does."
Missed opportunities rarely offer a second chance.
I'm not trying to call our clients horses, but this is the real life "you can lead a horse to water, but you can't make him drink" proverb at work.
