13 Hot Neighborhoods To Watch In Charlotte's Waxhaw Area
Charlotte metro area's Waxhaw/Weddington/Marvin areas remained hot in 2018, especially luxury homes. 13 neighborhoods in the Waxhaw area were particularly hot in 2018 and are worth watching in 2018 for continued demand. Seven neighborhoods were hot neighborhoods last year -- Millbridge, Lawson, Cureton, Hunter Oaks, Providence Downs, Tuscany, Wesley Oaks. Six new neighborhoods made the 2018 hot neighborhoods list -- Inverness on Providence, Greenbrier, The Courtyards at Wesley Chapel, Longview, Stonegate, The Falls at Weddington. With the exception of Stonegate, these six were all predominantly new construction neighborhoods.
Excellent schools, lower property taxes, communities with resort-style amenities, historic downtown Waxhaw all contibuted to the high demand for Waxhaw area homes. Demand for Waxhaw area homes helps make Union County the fastest growing county in North Carolina, as well.
Millbridge remains the #1 selling neighborhood in the Waxhaw area with 217 homes sold in 2018 (up from 165 in 2017) at an average sale price of $361,110. There's still plenty of new construction happening in Millbridge, as well.
Lawson has also remained a much favored Waxhaw community amongst home buyers. 112 homes sold in Lawson during 2018 at an average sale price of $433,431. Most of the new construction in Lawson is now nearing completion.
The third of the "big three communities of Lawson, Millbridge and Cureton, Cureton saw 43 closed sales in 2018 at an average sale price of $469,186.
Tuscany was built out by Standard Pacific and Ryland homes. New construction is now completed. 2018 saw 26 homes sold at an average price of $400,467.
A perennial favorite community due to its proximity to Charlotte's Ballantyne area and great schools, Hiunter Oaks had 48 closed sales in 2018, averaging a selling price of $427,186.
PROVIDENCE DOWNS/PROVIDENCE DOWNS SOUTH
A community of upscale, custom-built homes on large lots, Providence Downs and Providence Downs South in the Marvin area of the 28173 zip code had 40 sales in 2018, averaging $982,284.
INVERNESS ON PROVIDENCE
Another new construction community in the Waxhaw area built by Standard Pacific/Cal-Atlantic, Inverness on Providence is now a finished project and saw 35 closed home sales in 2018 at an average selling price of $502,731.
Wesley Oaks remains an in-demand community amongst home buyers and offers many larger homes at an affordable price. In 2018, Wesley Oaks had 23 sales at and average selling price of $344,687.
Century Communities' Greenbier is one of the newest new construction neighborhoods in the town of Waxhaw. A highly affordable community that had 29 homes sell in 2018 at an average sale price of $332,753.
THE COURTYARDS AT WESLEY CHAPEL
When completed, The Courtyards at Wesley Chapel by Epcon will feature 136 ranch style homes. This is an active adult community for people aged 55 and above. 27 homes were sold in 2018 at an average selling price of $456,364. So while empty nesters might be downsizing in space, they are not downsizing in amenties and high quality finishes.
THE FALLS AT WEDDINGTON
A community built by Toll Brothers, Meritgare Homes, and Taylor Morrison, The Falls At Weddington had 23 sales in 2018, averaging $798,892 in selling price, with prices ranging from just under $600,000 to over $1.2 million.
One of the "early" large communities developed in Waxhaw beginning in 1999 by Centex Homes, Stonegate remains an in-demand neighborhood for its larger lots and excellent schools. 23 homes sold in 2018 averaging a selling price of $360,661.
Situated just minutes behind Ballantyne, Longview is a lusury, custom community built around The Club at Longview, a Jack Nicklaus Signature Golf Course. 21 homes sold in Longview in 2018 at an average selling price of $,1256,988.
