Whether you are planning to stay in your house for a long time or just a couple of years, it is smart to know which home renovations add most value to your place. It is sad but true – not very home renovation offers great return of investment, most upgrades that you make around the house wind up costing a lot of hundreds or even thousands more than they are worth it. If you love the result, then those overpriced changes can be worth it, and if you have an intention of selling your house in the future, then you want to choose renovations that make sense and cost wise.


Here are list of what to consider in renovation.


1. Garage door installation or replacement
The garage door may not be the first renovation that will pop in your head – but it turns out that his particular replacement has one of the highest returns you can get. You will get back almost exactly as much as you spend – and if you get discount for it, you might even make money on the project.


2. Manufactured stone veneer
Your curb appeal is worth a lot of money to buyers. Some might not even stop to check it out if they don’t like how it looks on the outside. Putting in some stone exterior is difficult and pricey upgrade. But adding a manufactured stone veneer costs much less and it helps increase the value of your home.


3. Entry door replacement
First impression matter the most – that is why a solid, attractive steel entry door is worth the cost. You can get an expensive looking door installed for cheap and then recoup almost all the money you spent buying it.


4. Wood deck addition
Homebuyers are almost always looking for space where they can entertain guest and that includes outdoor areas. A deck is not cheap at all – but having that added will increase the value of your home enough to almost cover the cost.


5. Backyard patio
Backyard upgrades are crucial and homeowners should never neglect those spaces when they are renovating. A well appointed and clearly defined patio with fire pit, outdoor kitchen, flagstone pavers, and sliding glass access doors will get a nice return on investment.

This is a different list than the normal "upgrade kitchens and baths." These are all good points - the first thing a buyer sees is the outside of the home; those areas need to be ready to wow.
