Felida is a town in Clark County, WA that lies northwest of downtown Vancouver along the Columbia River.  Many of the homes in Felida feature views of Vancouver Lake, The Columbia River, Salmon Creek, or peaceful territorial vistas. One of its prominent natural features is the  Salmon Creek Greenway, a scenic trail in a natural preserve of streams and wetlands. What a nice report on Felida and I am always impressed by your per square foot value calculation.  I think this is a great way to measure the worth of a home.  It is raining and pouring her with all kinds of lightning and thunder effects, that has Quincy parked under the bed.  A

What do you think about the fact the pending sales average prices, including square foot pricing, is lower than the sold comps yet the actives are all higher? Do you think this mean sellers are not in tune with the market and prices are softening?

Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents No, I think it's just the normal variations in the most recent sales. As you know, the least expensive homes tend to sell more quickly, espcially when sales slow overall during a seasonal shift. However, we will be keeping an eye on it to see how it shakes out over the next couple of months.

As I said the other day, love your graphic, very clear. Be interesting to see if the pending homes settle at a higher price per square foot than they are listed for to come in line with solds and actives.

Won't it though? Although, it might also be reflective of a seasonal slow down too, with a bit less activity - the least expensive homes often sell quicker. D
