My thanks to my home inspector

Jim Brumback has been my go to home inspector for the last 14 years and at time you think of relationships like this as a marriage. Jim came to me because he knew I was selling a lot of new homes to California investors and had recently been licensed in Oklahoma for home inspections. He asked me to lunch to see if he could solicit my business and explained that he was a long time commercial banker who got tired of the business and had gotten ASHI certified. Jim seemed level headed and detailed and I liked the baking background thinking that he could understand the money at stake when home inspections go crazy and boy does that happen too much.

Jim had also gotten attached to a national company and the thought of getting a professionally type report with detailed pictures appealed to me. Jim turned out to be excellent to work with and our relationship has continued to this day. What is great about Jim is that investors out of California buying new homes in Oklahoma City do not always understand that even when new, new homes are built by human beings subject to error. On the other side of this equation my builders who a lot of business with us want confidence from the investor so Jim sends the initial report to the builder for what needs to be fixed, then the builder can do repairs and then Jim comes back to certify that all work is done.

Jim also has to deal with investors over the phone and I have to say he is about the calmest person I know because some of these folks are pretty demanding and his constant soft voice never gets the person on the other end of the line the excuse to raise their voice in anger. Inspections are often the bane of a real estate transaction working out so when you find a gem like Jim you so much appreciate his professionalism not only in the inspection but in his gentle handling of the client. My life is much easier because of it.

Hello Joe Pryor What a wonderful shout-out for Jim!  And you are so right with "inspections are often the bane of a real estate transaction"  as we have all been on the wrong side of a bad inspection!   But when we have great professionals as part of our team, it does make our life easier!

A good home inspector is worth their weight in gold.  I remember when they first came on the scene back in the mid 1980s here in Sacramento.  Many agents thought they would be deal killers.  But, instead, full disclosure not only kept buyers safe, it kept sellers safe as well.

Joe, your home inspector Jim is providing an excellent service to the new home buyers - with the extra step, to send the report to the builder and follow-up on repairs. I can see why you have used his services for 14 years.

Good evening Joe Pryor ,

Your inspector sounds like a gem and deserves the excellent shout out! I agree with Myrl Jeffcoat :"A good home inspector is worth their weight in gold!" I have found two inspectors I always recommend. They both do a great job and definitely make my life easier!

So this is what home inspectors are doing wrong in California. We agents don't get invited to lunch, all they offer is a cup of coffee, and quite frankly, one cup of coffee in the morning is enough!

What a wonderful shoutout to Jim. I like that you gave him a shot when he explained his services way back when, and I like that he was a go-getter and set up meetings with real estate agents. That was a great idea.
