Target marketing is a favorite method of mine, and I can apply it to almost any property that we secure. That’s the beauty of this manner of marketing. One does not waste any time “floundering around” like a fish out of water.
Let’s take a few examples of specific types of properties. When a very large parcel of residential land is listed in an upscale area, the listing agent would determine who would reasonably be a potential buyer for this property. Depending on zoning regulations, the buyer could be an owner of horses; a buyer who is presently in a home in an upscale area but wants more privacy; or someone who is ready to build their first custom home on a spacious lot.
Experian is where I buy my database of names and addresses for whatever the parameters may be. I can fine-tune or provide them with very general boundaries.
I then create a postcard that catches the recipients’ attention enough to make them call to satisfy their curiosity. The calls will come in.
I’ve been very successful with target marketing, and I use it whenever I have the opportunity. There are listings that sell without it such as first time buyer homes; multifamily homes; and condos. These are a sample of properties that sell before I have the opportunity to purchase a database and create a postcard.
