We all want to be as helpful as we can to our clients, but we should also be professional and truthful. Don't get involved in things you don't really know:

We are sometimes asked all kinds of questions by both Buyers and Sellers that are not within our area of expertise. We are confident in the areas of practice for which we have taken additional education and have successful experience…but in “peripheral discipline areas” …we just say…No…here are some sources that you may consult.
These questions/areas may include….but are certainly not limited to:
What is Deductible on my taxes ? CPA/tax consultants are the highest and best source for an answer.
What will be taxes be Next Year if I buy this house ? This may be one for the ouija board…school referendum, new city council….all kinds of things can make changes in this number.
What are my legal rights regarding a boundary dispute ? We can refer you to a surveyor and real estate attorney.
If I finish the Basement how much will my taxes go up ? No idea….just be sure you have the required permits pulled and closed with competent contractors. You want to see them to believe them.
How much is the insurance on this house ? There are quite a number of factors that go into an insurance rate from zip codes and credit scores to distance from the fire station, We will refer you to a qualified insurance agent who can quote a rate with all the facts necessary to be accurate.
What are the chances of getting a variance for something I want to change in the Homeowners Association ? Again…Ouija may be your highest and best source.
Is the city code the same here as it is in my present home ? Compare apples to apples…consult the municipalities and proper departments,…i.e. plumbing, electrical.
Will the flower bulbs I am taking with me from my present residence grow in the front yard of the New House ? Sorry Green thumb-less…we will give you names of landscaping companies in the area of your new home.
There are defined areas of real estate…Commercial, short sales, luxury, (we think Divorce) that should not be a part of a practice without some education. There are other disciplines for which we should direct Buyers and Sellers to other professionals. Practicing outside your area of expertise…? Just say NO.
