Regency Attached Home Under Contract Before it Ever Hit the MLS
Earlier this week, I shared a Coming Soon listing in Haymarket's Active Adult Community Regency at Dominion Valley. Whenever I have the opportunity to share a virtual tour of a gorgeous home like this before it hits the MLS, I certainly do. It was shared not only here in a blog post, but in two other ways. I shared it in a local Facebook group of real estate agents whose practices revolve primarily around the Haymarket and Gainesville areas. I also called agents who do most of the business in Regency at Dominion Valley, talked about what the home had to offer and followed up with an email of the virtual tour. Not surprisingly, I had two or three agents interested before the home ever hit the market on Friday, February 1st.
When I take listings and have the sellers agree to pre-marketing activities, I persuade against putting the listing as "coming soon" in the MLS. Doing so means I can't allow anyone into the house until the listing becomes active. And in the case of this home at 5237 Armour Court, it would have meant losing out on having a very motivated buyer come through. Wednesday afternoon, I got a call from an agent with a buyer who only had an opportunity to see this Winfield model THAT day. They were leaving for an extended stay in Florida the next morning. Thankfully, my sellers were gracious enough to allow the Florida bound buyers in to see the home with only two hours notice.
The next day, we were reviewing an offer from those Florida bound buyers. The sellers were delighted to work out terms with these buyers because they had been dreading showings. Picking up and leaving a home is a pain for any seller. Add in a pet and a mobility issue and it is not something easily accomplished. The Florida bound buyers are thrilled that they locked down a Winfield model in Regency with gorgeous updates and the sellers are thrilled they only had to accommodate one showing to get under contract.
Settlement is scheduled to happen on March 29th. Stay tuned for the final details on the sale of this Winfield in Regency at Dominion Valley.
