Yes and it is so much more. Sellers and the general public have no idea what goes into the report. Someone once calculated the hours spent and liability Appraiser's are under and it is quite depressing. While some think Appraisal costs are too high, they are actually quite low when considering hours spent, the valuable information provided to protect banks and the consumers, plus our liablity issues.
