Month of January 2019 - Unit volume of 27 homes sold was within 1 sale of last year’s 28-unit mark, a 3.6% decline. A bit more troubling is the average sale price decline of 9.1% to $279,063. Median Sale Price managed a smaller reduction to just a 2.4% decline based on $272,000. Average Days On Market more than doubled from 46 one year ago to 97. This is a sign of the times and I don’ anticipate the time it takes to sell, improving any time soon. Sellers should be prepared for the long haul when selling their property. Looking ahead to February 2019, there are 37 re-sale homes currently contingent or under contract/pending.
January 2019 on a cost per square foot basis – Since there is no separate Year To Date data, I have included a second chart (highlighted in green) based on cost per square foot of sales recorded. This helps balance the outlook, as the Average Sale price was virtually even with prior year and the Median Sales Price managed a 2.9% increase over one year ago. This is encouraging, but one month does not a year make.
