12 Hot Fort Mill/Tega Cay, SC Neighborhoods To Watch In 2019

 

When you're hot, you're hot... and the Fort Mill/Tega Cay, South Carolina housing market in Charlotte's metro area was hot in 2018! Nine of the hot neighborhoods are on this list of 12 hottest selling communities for a second year in a row. Three communities are new to the list. It's clear that new construction sells in Fort Mill and that buyers are willing to pay more for those new homes.

BAXTER VILLAGE

Baxter Village remained the best selling Fort Mill in neighborhood in 2018 for a second year in a row. 91 homes sold in Baxter Village, averaging $451,897 in sale price, up from $446,924 in 2017.

WATERSIDE AT THE CATAWBA

Waterside at the Catawba, a new construction community, remains popular with Fort Mill home buyers. 89 homes sold in 2018 (up by five versus the prior year). Average price for homes sold was $357,487, up from $363,514 in 2017.

LAKE RIDGE AT TEGA CAY

55 home sold in Lake Ridge at Tega Cay in 2018 at an average sale price of $389,427 an increase on average of about $20,000 compared with 2017. This well-established Tega Cay community remains in high demand.

MASONS BEND

Another new construction community in Fort Mill built by Fielding and Saussy Burbank, Masons Bend had a significant increase in homes sold in 2018 as compared with 2017. 72 homes sold (18 homes more than in the previous year). Average sale price in 2018 was $531,080 also up considerably compared with 2017's average sale price of $514,512.

Springfield is another perennially hot Fort Mill neighborhood and saw 49 closed home sales in 2018, up by four versus the prior year. Average sale price was $606,684 in 2018.

MASSEY

Massey remains a hot new construction community in Fort Mill with 71 home sales in 2018, up from 43 in 2017.  Average sale price in Massey was $429,677 in 2018, also up considerably versus 2017 when the average sale price was $393,221. Originally built by Ryan Homes, the Massey Executive Collection is now being offered by Essex Homes.

One more new construction neighborhood, built by Cal-Atlantic/Lennar, in Fort Mill on the hot neighborhood list for a second year in a row. In 2018 Brayden saw 56 closed sales, up from 39 the prior year. Average sale price in Brayden in 2018 was $444,783.

Joan Cox hi Joan... the only call I've received in more months than I can count from an AR post is one today about a post I wrote years ago about free prom dresses for high school girls who can't afford to buy one. And that was a post from at least 4 years ago. The call before that was from someone asking me where should spay her cat cheaply after a pet adoption post I wrote (and she was in a part of South Carolina I've never been to!)
