When your home is on the market, you are competing with every other property on the block, and the neighborhood. With so many homes to choose from, buyers can afford to be picky, but you may not have the same luxury.

 

Whether you are relocating for work or getting ready to close on your new property, you cannot afford to let your home sit on the market for months on end. Every day your home goes unsold is a lost opportunity, but there are things you can do to tip the odds in your favor.

 

In a buyer's market, you need to set your property apart, and that starts with knowing what those buyers are looking for. Here are five smart home upgrades buyers crave - improvements that could speed the sale and boost the selling price.

 

#1. An Outdoor Kitchen

Outdoor cooking is all the rage, and the trend goes far beyond a standard-issue grill. If you want to wow would-be buyers, a customized outdoor kitchen could do the trick.

 

You can make your existing grill the centerpiece of your new outdoor kitchen, but the amenities you add will make all the difference. From a mini-fridge to hold those cold drinks to custom cabinets to keep your plates and other essentials in place, these improvements are sure to turn heads.

 

#2. A Fire Pit

When you add a fire pit to your patio or backyard, you transform a summer living space into an all-season affair. The added warmth from the fire pit will make outdoor entertaining easier - and entice would-be buyers to make a generous offer.

 

If you have the time and the tools, you can create your own fire pit. If not, you can hire someone to do the work. No matter which path you choose, buyers are sure to love it.

 

#3. A Water Element

A backyard fountain or stunning waterfall is sure to get attention and adding one could wow the most jaded of buyers. Adding a water element to your home is a smart upgrade, especially if you live in a warm-weather climate.

 

There are many ways to make that water element a reality, and you can choose the one that best suits your home and climate. A fish pond is great for creating a relaxing backyard environment, while a fountain or waterfall will bring beauty and drama to your outdoor landscape.

 

#4. A Soothing Sauna or Hot Tub

Adding a sauna or hot tub to your exterior landscape is sure to get the attention of buyers. Everyone needs a place to relax and soaking in a backyard sauna or hot tub is sure to soothe the stress away.

 

Pay attention to placement when adding a sauna or hot tub to the exterior landscape. Buyers may crave privacy when relaxing in the great outdoors but having the sauna or hot tub close to the house will raise the convenience factor.

 

#5. A She (or He) Shed

 

Everyone needs a relaxing getaway and adding a he (or she) shed to the backyard is a great way to entice would-be buyers. This type of backyard oasis is becoming increasingly popular, and it is something many buyers are now looking for.

 

It is best to keep your backyard getaway gender neutral, as doing so can increase the appeal. The buyer can choose how to decorate the she (or he) shed - after they have made a generous offer and picked up the keys.

 

If you want to sell your home quickly and for top dollar, you need to know what buyers are looking for. Enhancing the exterior of your home can make your property more attractive to would-be buyers, speeding the sale and potentially boosting your profit margin.
