Hiring the Right Realtor® - 10 Tips for Happy Home-Selling
Before the onset of Internet real estate marketing, I created a DIY farming postcard titled, “Hiring the Right Realtor® makes a world of difference.” I used that card for years and it has been copied by local agents more times than I can count! I have actually received my own postcard (verbatim, with another agent's name on it) at my own home on more than one occasion! My husband always gets a kick out of them and enjoys watching my reaction when he hands me one that he discovered in the mail or when he sees that used in an ad online on another agent’s site or social media accounts.
Why has this been copied so often? Because hiring the right Realtor® really DOES make a world of difference! More importantly, why does it matter to Charlotte home sellers? It can be quite challenging to find the right Realtor® to lead you into and through the world of real estate, regardless of whether you're looking to buy or sell.
Now, let's talk about selling your Charlotte home - here are some home-selling tips that will get you through the process and get you into the next chapter of your life.
Ask for a referral
Reach out to your network of family, friends & neighbors - ask who had a great experience with their real estate agent. Asking someone you know and trust for a referral, is a great way to strengthen your chances of having a successful sale. Let's have a conversation!
2. Check Credentials
Before choosing an agent, you are going to most definitely do some background research. Google the name of the Realtors® you are considering, check the Real Estate Commission for to see if there are any violations recorded on the agents. If they make claims to have specific designations, do the research online. (For example, CRS designees are highly credentialed and all CRS designees can be found here.)
3. Ask for References
When you are looking for a local agent to list your home, consider phoning past clients of the agent you are considering. They'll also be able to tell you about how the agent did in negotiations. I have given lists to potential buyers and sellers (with permission of my former clients, of course). Some of the questions that have been asked...
- How was she to work with?
- How did she communicate?How responsive was she?
- How did she do, negotiating for you?
- Did she keep you informed during the process?
- Did you find her vendor recommendations reliable, responsive and professional?
4. Market Knowledge
While there is much to do to prepare your home, all of which we will guide you seamlessly through, pricing really is key to a successful sale. One of the biggest mistakes we see in our business is mispricing, whether it be over-pricing or under-pricing. Because real estate is not only local but, hyper-local, knowing the comparable properties inside and out, is imperative to pricing your home right for the current market conditions.
5. Does He/She LISTEN?
This character trait is SO easy to evaluate in a simple phone conversation! I know you know what I mean - those who talk 'over' you and they never seem to stop. When they do, you are 100% sure that they didn't hear the one thing you had the opportunity to sneak into the conversation!
Make absolutely certain, right from the outset, that you've found someone who will listen to you - as a Charlotte home seller, you have plenty of great questions and you want them answered. Listening is a skill that not everyone possesses. Some prefer to direct YOU and oftentimes that can be in their best interest. Is the agent asking questions too and when they do, are they actually listening to your responses?
6. Are You a Match?
This may sound hokey but, you're about to spend a large chunk of time working with and communicating with your Realtor®. It's important to make sure that you and your agent get along! Making sure that you are both on the same page with regards to your home sale, is critical. And, yes, showing your home is going to be stressful so, having a little fun along the way with your agent also helps!
7. Is the agent an 'educator?'
Make sure your agent working together with you has a plan to instruct you throughout the entire process. Ask detailed questions about home-selling. We sell 50+ homes per year, each and every year; it's likely that you have not sold more than 5 in your lifetime. Things change over the years and so does our business - in fact, it changes annually! You need someone who will not only be your advocate but, guide you every step of the way.
As well, having someone in your corner yet, someone who isn't afraid to tell you when you are being unrealistic or asking for the moon, is critical to your home selling success.
8. What's Your Time-line?
Does your agent really understand your time-line? Whether finding a new home before you sell is critical to you, you're being moved with a relocation company and have a 'set' date that you need to arrive in your destination city or you're simply in no rush at all to sell, be confident that your Realtor® understands and appreciates your needs. Many hiccups have occurred with sellers because their agents don't understand their timeline.
9. Negotiation Skills DO MATTER
This is a critical skill to possess for an agent. I recently had a discussion with a seller who stated that she wanted a 'male' to negotiate her sale - asking if I had any males on my team who could handle the negotiations! (I kid you not!) Overcoming objectives is one of the things that is also very important for your agent to do. I pulled up the data and shared - buyer representation and seller representation. Then I shared the average list-to-sales price for each of the sides within her community. I pride myself on being a "great negotiator with a Southern touch!" What does that mean to you as a seller? It means that I will get you the best price for your home and I'll do it so that your buyer will still think they got a good deal!
10. Works with other agents
This is not something that you'll know simply by meeting a prospective agent to list your Charlotte home but, you can ask questions. In fact, I have local agents who have asked me to list their own homes - and many, many others with whom I have worked, who would gladly agree to give me a referral! BONUS TIP: Don't Be Afraid to Fire Your Agent
If your agent is not attentive to your needs, not responsive, not performing to your standards, why stay with them? Would you tolerate poor customer service from any other service or business?
Real estate is highly customer-service-centric and if you’re not thrilled with the service you are receiving, you’re likely with the wrong agent.
