Past clients called me to assist their parents. They needed to move them into an assisted living facility. Mom had been ill for some time she had limited mobility and Dad had a heart condition. They lived in a two-story Row/townhouse with a finished lower level. The house was in disarray.
The roof had leaked they had it replaced. The damaged it caused was not fixed. There were water marks on the ceilings and walls. Plus the watermarks were on wallpaper so that made it look even worse. The carpets needed replacing but under the carpets were hardwood floors. The kitchen was original and untidy. The other problem was that they had a potty downstairs. The parents were not mobile and it really did not show well at all.
Dad was happy staying in the house. It was evident it was time to go. They would be happy in a place that had prepared meals and social life. One-floor living would be best for them this house was too much for them to upkeep. I had other clients in the same situation and when they had moved they were amazed at the quality of the life they had experienced. They loved it and never regretted their decision to move. Dad seemed more in tune to the move after our long talk
We had decided to price it below market. It was in a wonderful neighborhood. I knew it would sell quickly if we priced it right. I explained everything to them. I am a straight up person. The house had good bones. Newer windows, heater and central air system, plus it had a beautiful fenced yard and a deck. It just needed some updating and TLC in Real Estate language that is tender loving care.
The assisted living facility had a list of Realtors they recommend. They had made an appointment and felt funny not keeping it. Their daughter was upset with them but I gave them all the paperwork. Told them to fill out the disclosure and call me after they met with the other agent. The daughter thanked me
Three days later I received a call. All the papers were signed when could I pick them up. In the meantime, I had spoken to agents in my office about this property . Many were interested in it for themselves to fix and flip . Another agent had a buyer who was an investor looking for a property to fix up and keep as a rental .
In forty-eight hours we had five agreement of sales all cash as -is . They were very happy and the sale went smoothly without any problems. They are happy with their move with no regrets. I was able to get them more money than expected.
