Short cuts, schemes and Internet dreams - The new Real Estate world

Some times it has to be said. Lets set the scene. There is no shortage of entertaining real estate shows. There is no shortage of Internet advice. There is no shortage of "new experts" who see these shows and or read the advice, and well... they think they can do it better than you. Here in the Manchester NH area I have been seeing it more and more. 

 

I am "hands on - tell it like it is" kind of person. I believe in doing it right the first time.  

 

So when future home buyers and home sellers take these real estate shows for real. Issues are not far behind. Many do not what is or what is not scripted, staged or made for better TV. When consumers can search online with a few clicks of the keyboard, advice is not far away. However just because it is on the Internet, does not mean it is true. 

 

We live in age of "we want it now." That means an increase in short cuts, schemes and Internet dreams. It means some really believe they can put any price on a home. That they can put it online and buyers will just flock to them. That there will be bidding wars that bring riches beyond imagination. In realty it means over priced homes that no one will come say never mind make an offer on.

 

A Home Seller asked me yesterday, "Why did I think I knew more than the Internet?" Basically, having done this job of listing and selling homes in this area for 33 years, I am doing something right. I know the area, the values, what is for sale, what has sold and what they sold for. I listen to what buyers want, what they like and what they don't. I have a natural ability to attract buyers to my listings through exclusive marketing, networking and advertising. Being hands on, I get the advantage of seeing, hearing, living and being able to communicate real time market information to my sellers. 

 

Over pricing a home can kill a sale faster than it can begin. 

 

The moral of the story is that short cuts, schemes and Internet dreams do NOT work. I do not wait for a buyer to come to my listings, I go out an find them. 

 

That every Buyer or Seller should not choose just any agent, choose the BEST agent for the job. Having an agent that works for you is a must. 

 

My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.

Yes, a skilled agent who has their finger on the pulse of the local and current market knows how to get homes sold/purchased. There is a lot of misinformation on the Internet/TV, so using a real estate professional is key in getting the home sold.

Great advice, Scott and rules which I subscribe to as well. Now that the real estate industry has turned around there are many new agents entering. I've been seeing sketh practices by some and its worrisome though not unexpected.

Scott, you as a skilled professional clearly bring more to the table than a few google searches! Buying or selling a home is such a huge investment - of time, energy, and money. I truly don't understand not trusting that large investment to a local professional who can handle the details that much of the general public truly doesn't understand!

I saw a poll the other day regarding information garnered from the Internet.

The majority believe that most information is true. If someone declares it to be false they have done so because they did not read it right.

We have so much educating to do.

some great point. The internet is just an algorithm, it doesn't have the unique perspective that makes each property one-of-a-kind such as an agent with the experience you have, does.
