Improved for the 2019 Early Spring Market in Bristow, VA
This house at 12146 Millbill Court in Bristow may look familiar to you. If it does, maybe that is because it was listed for sale starting in May 2018. Unfortunately, by that point of the spring market, there was a lot of competition and buyers that valued black and gray, and gray and white, color palettes in well worn homes over the fresh face that Millbill had to offer. New roof, new windows, new gutters, new sliding doors, new deck, granite in the kitchen, new appliances, new hardwood floors, new carpet, new bathroom fixtures....you get the picture. Millbill offered a great home in true move in condition.
Well, for 2019 12146 Millbill is coming back on the market at an improved price of $495,800. And the sellers took a couple notes from the feedback of agents and buyers in the marketplace. It looks gray with cooler tones and beige with warmer tones. It works with whatever furniture you will bring to the home.
The other bit of feedback was that buyers didn't like seeing a neighborhing home from the deck. Well, 12146 Millbill is located in a popular Bristow subdivision known as Braemar with over 2,800 homes. Other people live here and you are going to have neighbors, but the sellers understand that seeing other homes from a deck can be a deal breaker for buyers. Therefore, the sellers have started a screen of three arborvitae, about five feet tall now, that will grow up to three feet a year. They are placed to eliminate most of the view of the neighbor's house...not that there's anything wrong with the neighbor's house.
Buyers interested in being in the amenity rich neighborhood of Braemarwill hopefully find the improved price, improved paint color in the family room/kitchen and the improved landscaping enhancements to be to their liking.
