The Town of Parker is Southeast of Denver approximately 30 miles with a population just over 50,677.    The Town of Parker is a quaint town that is commonly called a bedroom community.    It has the small town feel, yet has lots to offer.   You will find many locally owned businesses and restaurants.    

 

Parker saw a decrease in sales for January compared to the previous month, which is pretty similar in what the the rest of the Denver metro area experienced this month.    The inventory has decreased, and a bit normal for this time of year and could be due to the amount of snow we have seen for the month of January.

January Sales - 98 homes sold ranging from $323,000 to $1,300,000

Average Days on Market - 65 days

Average Sales price - $497,500

Sellers saw 98.89% to list price

The highest sale in January in Parker was $1,300,000 in the Colorado Golf Club, which sold in 451 days, was a custom home built in 2018, with 4 bedrooms, 4 bathrooms, 3 car garage.   The home has 3,428 total square feet on .51 acres. 

 


 

 As of today you will find 198   active homes for sale in Parker (ranging from $328,000 to $12,900,000).   These homes were built from 1969 to 2019.   There are 203 currently under contract (ranging from $310,000 to $1,500,000) with an average of 63 days on market.   (the under contracts increased this month from 158 last month - great increase!)

I  have an odd question for you, Joan. How can that custom home that sold in the Colorado Golf Club for $1.3M be built in 2018 but be on the market for 451 days? Were they trying to sell the home before it was constructed? Or is the year incorrect? Or days on market?

Elizabeth Weintraub Sacramento Real Estate Agent, Top 1% of Lyon Agents I think they started advertising this home before they started building, so a buyer could get exactly the layout and finishes they wanted.  Homes are selling in this neighborhood a bit slower, since they are on the higher end.

Nina Hollander this expensive home in Parker was built in 2001, was built for a family or corporate retreat with 11 bedrooms, 24 bathrooms, a 29 car garage with 45,212 total SF.   It has been listed off and on since 2009 where they started with a $22 million price tag.    Many different companies have had this gorgeous property listed.
