Sacramento Realtors Who Wear Only One Hat

You won't find very many Sacramento Realtors who wear only one hat. The reason is most of them can't afford to do it. If they stopped working with buyers, for example, and focused solely on sellers, they would lose half of their business. Or at least that's the way I figure they think.

A fairly successful agent in Sacramento is a person who sells maybe 8 to 12 homes a year. Usually the way it works out is half of that is buyers and the other half is sellers. I understand that fear about giving away half of your business. But I have also discovered that focusing solely on one type of client, like I do with sellers and my team does with buyers, we close closer to 1 or 2 homes a week on average.

Elizabeth, not every Realtor has managed the art of listing so they are forced to do both, keep in mind 90 per cent of the business in any geographic location is handled by 10% of the Realtors.... so to clarify the 90% of Realtors are fighting for only 10% of the business...just sayin...Endre

That is true, Endre. I tell my sellers that the odds are we will get a buyer's agent from that 90%, which means they don't do much business and therefore are not as experienced ... just to prepare them.

Michael Jacobs You know, the funny thing about that hat is I think I left it in a hatbox on the top of my closet when I moved in the early 1990s, and I haven't been able to find another like it since.

Joan Cox I get plenty of "buyer perspective" from my team members, so I always know what is happening with buyers. Not to mention, I get to view buyer behavior in action from the other side. No shortage of perspective, LOL.

Joan Cox Well, your business model works for you and that's all that matters. We all have different goals. I would have never considered changing my model if it wasn't for another agent who suggested it.

Hi Elizabeth- I was an agent for one year about 30+ years ago then returned to what I had been doing. I wish that the teams I see now had been around then. Perhaps they were. I love the idea of being part of a team and of being able to focus on one area.

Kathy Streib Teams are relatively new over the last 10 years or so. There were always a few teams but nowhere near the number today.
