The process of selling a home can be overwhelming at first. There are numerous components to think about - how to pack everything in boxes while you're still living in the house, what time of year to sell, what to do about showings when you have young children (or pets) at home. The list just keeps going.

Fortunately, I've boiled it down to the three most important steps on which you should focus. While I cannot promise the process will be completely smooth, I am sure that if you follow these instructions, you'll get your home sold quickly and for top dollar.

1. Determine Why You Want To Move

It’s important to determine why you really want to move before putting your home up for sale. As you start considering selling your house, you may have multiple ideas regarding the advantages or downsides that go along with that process. In the end, some sellers realize that they aren’t that motivated to move after all, which can significantly hinder the home selling process.

Additionally, you’ll want to make sure that everyone involved in selling the home is on the same page regarding the reasons to move. When co-owners aren’t in agreement about the end goal, there are bound to be some difficulties along the way. For example, you'll want to ensure that your expectations for the selling price are in line with current market values. If they aren’t, are you still going to put your home up for sale knowing you'll receive less than you wanted?

2. Know Your Competition

It’s a seller’s market. However, that doesn’t mean you can over-price your house and have it sell quickly or at your asking price. Homebuyers will always want to get the most home for the money they have. And thanks to the internet, today’s homebuyers know more about home values than ever before.

Selecting the right price for your house is one of the most important factors in making sure it sells quickly. Get on the internet and look at homes similar to yours that are currently for sale and take note of what the asking prices are. Then, search for homes listed at the price you had in mind and compare them to your own house.

Buyers will jump at the chance to purchase a properly priced home, meaning you may wind up with a multiple offer situation. Getting multiple offers will often result in final offers above your asking price. Starting out with a good understanding of home values will put you at an advantage and help you get the most money for your house.

3. Do Your Research Before Hiring An Agent

You’ll want to select your real estate agent based on their experience, knowledge and customer reviews. People are quick to make decisions based on relationships they already have, but it’s important to consider other factors.

Do a Google search to identify local agents and look at what past customers are commenting. Look at their website and see if they have a noteworthy online presence. The best real estate companies will allocate hours each day actively marketing your house on the internet. This effort will be apparent from the amount of activity and how the company presents itself online.

A detailed marketing plan can sell a home for 10-15% more than it would have without advanced digital marketing strategies. Considerable marketing efforts are required to reach all of the homebuyers you need for maximizing competition for the house to increase the final selling price.

So, if you are considering selling your home in the near future, make sure you understand why you want to move, you are aware of who your competition is, and you do some research before selecting an agent. An experienced agent will help make sure your house is ready to hit the market at the correct price. And, they'll ensure you know what to expect from the home selling process.
