If you thought Maineville's December numbers for home sales were low, Maineville answered with a "Hold my beer!" in January! With only 14 completed sales it was ALMOST a 50% drop in sales from one month to the next. AND average sales priced dropped significantly. HOWEVER, it's just a temporary pothole because better things are coming as the 46 homes under contract indicates. And prices are easily moved with low volume, so expect a recovery there too.

That also means any Hamilton Township homes in other zip codes are NOT covered in this report. The majority of 45039 is covered by Little Miami Schools, although portions are in Kings Local. Obviously zip code 45039 is NOT uniform so we're not always comparing apples to apples in this report. The 45039 zip code offers a diversity of living choices, with a focus on affordable housing. Much of the zip code is easily reached by taking the SR48, Western Row or Kings Mills exits off of I71. Depending on traffic you can be in the heart of Maineville within 5-10 minutes from the SR48 exit. Along the way you'll pass a Lowe's, Target, Kohls, Kroger, Petsmart and a collection of strip malls with a selection of dining choices.
With regards to housing choices, there are numerous developments, with the majority focused at the $200k price point with many starter type homes available well below that. If your preference is more space, the area also offers that option with either luxury home communities or more rural opportunities. Additionally, one of the area's few 55+ communities makes its home here.

So what can we determine from the latest statistics?
- First off, we mentioned at the beginning the big decrease in home sales from 26 to 14. However, the 46 homes under contract points to much better numbers in coming months.
- .The big price drop? Easy to explain. The previous month 6 homes sold for more than $300k and that included one home just shy of a million. January? Only ONE home sold for over $300,000 and that home was WELL short of a million. Roll it up and the average price drop is easy to explain. It DOES NOT mean the homes are suddenly worth less, we just had a mix issue and it was bargain hunting time. .
New construction accounts for 18 of the 69 homes not under contract.
- No homes sold for less than $100,000.
- Median time to sell dropped 2 weeks to just under 3 weeks.
- Distressed (foreclosures and short sales) were nonexistent this month, with none sold and none not under contract.
So what does this mean to you as a Maineville/Hamilton Township single family home owner?
Despite the "bad" numbers, the edge is still to the sellers. It's a slower time of year, but homes are still selling as that 46 pending indicates. The Spring selling season will be here soon if you plan to sell. If you haven't already decided on who your listing agent is, NOW is the time to make that initial contact and determine what needs done to prep your home for the best price. Another key consideration is if the home is competing head to head with new construction? Obviously selling "used" vs. "new" can make a sale more challenging.
