Are you up for a challenge? That was the first thing out of the callers mouth. I am and was. Their parents home is in the Manchester NH area. They winter in Florda but both passed away over the winter. They need to sell the home, but they too are out of state. They will not be able to come up to NH, could I handle it? Then they added one more wrinkle. The parents had a reverse mortgage and they may owe more than the house is worth?
They had read that I can do a great job working with familes on Estate Sales. They also read I was a miracle worker with short sales. They also read I can sell vacant homes. But can I do all 3 things with the same home?
As I sat watching the sun rise over Hampton Beach NH, there was no doubt I could. It would not be easy. It would not be quick. But definitely could be done... I pondered what unknown challenges I would face?
It was no surprise when I got to the home it was not winterized. It ran out of oil long ago and was frozen solid. The pipes were still frozen which was good. No leaks "yet." The house was full. SO my first thing was to get authorization to thaw the home. The family worked it out with my local plumber for payment and that was underway.
The next surprise was the reverse mortgage was underwritten by VA. I had not seen or heard anything like this, and I work with a A LOT of reverse mortgage sales.
FAST FORWARD... We got the house thawed and saved. We got the house cleaned out. The family took what they wanted, we donated what could and cleaned the rest. I found a buyer willing to be patient enough to purchase the home with an unknown closing date. I set the value perfect the short sale manager said. BUT as I waited for the "but", VA does not allow electronic signatures, every page of everything and anything needs to be signed in pen. No fax, no scan, no copies.... PEN. With the family spread out among several states, I set up some pre paid over night letters and got to work.
In the end the family was quite happy that i took on all these tasks and got each tackled. Got each issue solved and left the stress off of them. The buyer was happy it was as quick as it was. The asset manager for the short sale was impressed how on top of things i was. She said this should have taken a good year to do and I did in less than 3 months.
The moral of the story is that anything can be accomplished when you set your mind to it. That you have the knowledge, skill and will to do what needs to be done without asking. I was happy i could help the family who was grieving.
That every Buyer or Seller should not choose just any agent, choose the BEST agent for the job. Having an agent that works for you is a must.
