Hire a professional, then listen to them.

Sometimes I think about things a bit too much. Like, why would I take my car to the shop and explain to them how to fix it? I am sure my Doctor would be amused if I walked in, told him my diagnosis, and asked for the pills I believe would fix the issue. Or better yet, doing an operation on myself because I watch how to do it on You Tube.

This is something that happens quite often in Real Estate. I am working with a friend and customer to ready her home for the market in April. We have been discussing pricing of her home now for 2 days. It was marketed last year at a price that was too high and it did not sell. This year she wants to use last years price again.

All my valuation work, many hours of, show that we need to be about $20,000 lower to be in the market. My customer adamantly refuses to listen to me on this saying she is sure of her price point, the one where it has not sold at before.

She sends me properties to prove her position that are not remotely close to comps for her property. She finally told me that she is really fond of her property and does not need to sell.

These two items are what it is all about. I know my friend is not trying to beat me up over price, but her emotional attachment to the home is clouding her vision. The fact that she says she does not need to sell also enables her to "Wait it Out" for the right client who may not mind overpaying for the home.

Words to the wise, If you plan on hiring a professional to do anything, listen to them. They offer you years of experience in the field where you need it. Be nice to your car mechanic, Doctor, and especially your professional Real estate agent. Hopefully you hired each of them for a good reason.

What a very true statement.  You call and hire a professional but you don't want to take their words of wisdom, uhhmmm, excuse me, why did you call again?  That good ole say, "You pay for what you get".  I want a PROfessional, not a PREfessional. Have an awesome weekend.

When you hire a professional, you need to be able to trust them.  If you don't trust them, you will not listen to them.   Same for agents, if the sellers, don't trust you, don't take the listing.  It will only bring heartache to both parties.

If you don't want to listen and put to work their advice then why did you hire them in the first place? I hate it when I go thru a presentation (backed up by copious amounts of research) about a potential clients home, they think they know better based on well nothing really, they just know.

Hi Peter- so many people fancy themselves the professional in an area because they have read it on the Internet and watched the cable shows. I have watched Grey's Anatomy but I'm not about to perform surgery on someone.
