How Are Showings Handed When I Sell My Home in Danbury,CT

Each individual property and home owner determines the way showings are handed for the sale of their home in the Greater Danbury & Candlewood Lake area of Western Connecticut. There are some basics that I keep doing for all my the properties that I have represented over the years:

-Each home must have a lockbox on. It does not have to be out all the time if you are not comfortable with it. Only licensed agents can use it and it is not a combination that can be possibly broken into. Agents can only access the unit with their registered & secured program on their cell phone. 
 
-The sellers, if still living in the house, will only be contacted me for all showings. They will not get calls or text messages from other agents for notifications of showings, the inspections, bank appraisal coming on the house, buyers wanting to come back to measure or when the buyers would like to do the walk-through. I will either text or call you-depending on your comfort level. I can additionally set up with our showing assist program that would tell you an agent wants to come & you hit a number on your phone or reply on a text message to approve or deny.With that, I am still notified of all requests. 

-If the house is vacant, it's great. Agents that wish to come still must register the showing on our program so we have a record of their visit. Please keep the lights on, water on and heat on so buyers can feel comfortable. Those items would have to be on for the home buyers to perform their inspection. 

-If you are still living in the home at the time of the listing, we will discuss how much notice you would need. Understand that agents may be showing a few homes at a time to clients and may come earlier or later than planned. If they are doing so, they are supposed to contact me so I can pass along the message. 

-It is the homeowners responsibility to insure that the house is clean and neat when the showing for the home is scheduled. If you the owner as relocated or your tenant has moved it, I highly recommended having the home professionally cleaned prior to the listing going on the market for sale. It is also the homeowners responsibility to provide their listing agent with a copy of a working front door key so the agent can access for showings. I have typically made extra copies of it in the past in sales which the owner lives out of the area in case it gets stuck in the lockbox,etc. It is also the owners responsibility to insure the driveway & front steps are cleared in the winter months.
