When you are purchasing a townhome in CT, there is a standard contingency. In addition to the normal stuff a home buyer would ask need, including a satisfactory building inspection, getting a mortgage, clean title & formal contract of sale and the house appraising, the sale is also contingent of the buyers review & approval of the by-laws and resale package. This is paperwork given to us that is ordered by the attorney's office from the property management company. It is typically ordered once the building inspection is complete and after right the formal contracts have been signed. It is never ordered from the offer is submitted by the home buyer.This is different than the condo questionnaire that your lender does need as part of the mortgage process.
The by-laws and resale package tell you what you can and can't do in a townhome. It specially mentions the pet policy, rental information, vehicles & parking, maintenance standards, when meetings are supposed to be held & how elections for board members are done, what the most current budget is, etc. You have five days to review once you get these documents. A large number of associations are now getting them ordered online through a third party vendor and the buyer is getting those thick documents as a pdf.
