Most Remodeling Projects do not get you a return of their actual cost.

Especially if you pay retail, but doing a remodel by an unlicensed contractor or without permits can be even more detrimental to the value of the work.  Consult a licensed contractor before doing any remodeling.

So true! I'm a Realtor/Remodeling contractor and don't understand why sellers who wouldn't remodel their home for themselves decide to remodel to sell - when they have no clue who their buyer will be or what their taste may be.

Recently we completed a large remodel for a seller putting the property on the market... then got a call months later from a repeat client who happened to buy that property... who had us rip out everything the seller did.

Sellers should pass on remodleing and do the one thing that will appeal to EVERY buyer when selling... lower the price.
