The MUST THINGS to do before you list your home!

Never fear asking an agent into your home, we've seen it all. Smelling is included. One of the biggest challenges many sellers face when listing their house is decluttering. Cleaning out some of the more personal decorating choices allows buyers to imagine themselves living in the house. This sometimes leads us to conversations about wanting to know if it better to show a home empty.

My first suggestion is to begin closets and clothes, and stuff which fills our storage areas and garages!

Paperwork, books and stuff

Then, move on to books, papers, miscellaneous items, and, finally, sentimental items. Keep only those things that speak to the heart, and discard items that no longer spark joy.

 

Not only will you increase space for more joy-bringing items in your new home, but you will also have a musch easier time packing remaining belongings!

I really do feel the buyers need to see your home as lived in, a home of joy, and a home which reflects peace and tranquility. After all, after a busy day at work, we return to our sanctuary for relaxation.

 

Buyer's want space, and that begins with organization of space. After decluttering comes the exciting part for me. My stager and I can work miracles using the seller's personal items with a little help from our personal staging stash.

Another option is virtual staging the several of vacant rooms. It is easy to do, but sometimes not cost effective. Buyers can also be disappointed when they tour the home which is empty of all that gorgeous modern furniture used virtually. 

Staging does work!  Here are several examples, you be the judge!  This home was vacant, we took the blank canvas and staged small vignettes to make it more appealing.

Buyers are able to see how they can use their own styles and furnishings here since everything is quite neutral.

This home was first on the market with another Agent who overpriced it, likes to show off how many listings they have, wants to get leads, sells other homes which are priced correctly, and offers huge discounts to the seller without any real investment of their own money or time.

 

Our focus is to not have you and your family stressed, waste time, and money, but to sell your home quickly and for the highest price possible. 

My now happy seller had multiple offers in 2 days, under contract at asking price, and sold in less than 30 days.

Great suggestions. Definitely need to declutter to find that spark of joy. If your home is cluttered you take the focus off the home and the buyers just talk about how disorganized the home is.
