You have searched, you made your offer, it got accepted and they were left to sweat out the last 30 days getting a mortgage. Closing day is coming up, so what is next? It should be an exciting time, however for one Manchester NH Home Buyer, they were at a complete loss.
How can a buyer not be excited for closing? The easy answer is, they were not prepared to close. This buyer found a Buyer Agent online. A discount agent who rebates part of their commission back to them. The buyer was anxious to save money. The saw one of my listings, offered full price and the offer was accepted. They had their home inspection, but their agent was not there. They accepted the inspection as is, where what else were they suppose to do?
They toiled the last month getting their mortgage on their own. I reached out to that buyer agent many times, never getting a call or email back. The buyer did reach out to me having the same issue. Reaching out to their loan officer, I had the loan officer guide them a little more to get what they needed for loan approval.
He we are 4 weeks later, we are ready to close. A call to the buyer agent if they will do a final walk through was actually answered. But the answer was no, it is not what they do. That was weird, as a buyer agent should take care of the buyer during the purchase. That is what a buyer agent is for after all. The pattern here is hiring discount buyer agents is resulting in discounted service. The buyer has already lost far more than they would have ever saved in getting a rebate at closing.
The buyer did not know what a final walk through was or what it was for. The buyer did not know why they received a copy of the HUD/Alta and closing docs 3 days before closing. I insisted that they meet there to complete a final walk through. The seller left the home in mint condition, but it is only right. I let the buyer agent know the day and time. They chose not to show up. The buyer was very happy that they could go through the home again. They had asked their buyer agent a bunch of times to come back, but the agent never answered them.
At the end, the buyer was happy, almost relieved. I showed them where switches were. Where the seller left booklets for different things. The buyer was loaded with questions. They wondered out loud if the agent would show up at closing?
The answer was no, they did not show up. They were pretty well missing the whole time. The buyer said they were on pins and needles for a month. They thanked me for being so nice knowing that I represented the seller, and did not have to be. In the end we closed. My seller was very happy. The first time buyer was happy they were now home owners. They were so happy how I helped, that they referred her parents to me who need to sell and will be buying a home.
My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
