Today we closed early, so that the Seller could hit the road before the snow hampers their drive. My Buyers flew in on Thursday and met with the Seller later in the afternoon to walk the home and hear about the nuances the home may have. The Buyer was happy to buy the snowblower from the Seller, as they will need it in Denver. This beautiful property is now closed, and Buyers are excited to buy furniture that will work well in their new home. Congratulations on this new chapter!
These Buyers are moving from sunny Arizona to Denver, and looking forward to our summer temperatures. BUT, were they prepared for the snow we had TWICE this week? Luckily, it wasn't feet, just a few inches. They began their search about 8 months ago, and saw many homes they "favorited". I got a good feel for what they truly wanted, when they called. On New Year's Day I received an email asking if I was available to show them homes - of course!
After seeing many of the homes they were viewing on my web site, I had a good vision of what they were looking for, so did not take long to find the perfect home. This time of year inventory is a bit slim, and when you are asking for a ranch home on 1+ acres within 30 minutes of their daughter, it limited the amount we viewed.

I knew when I opened the door this home was IT! It had almost all the specific details they had asked for, they will just need to build that outbuilding, so the husband can have his man cave! All the other items on their wish list! They loved the 1.4 acres and the yard is gorgeous with excellent outdoor space for entertaining.
When I have out of state Buyers, it doesn't matter how many homes they have purchased, I will go over the Contract to Buy & Sell paragraph by paragraph. There will always be some differences, and don't want anything to be mis-construed. When we were finished, and I needed to send the offer over --- they said - Thank you for finding our DREAM HOME! Wow, that is the absolute ultimate BEST comments we could hear. My heart melted.
It is a cash deal, so it won't be a long escrow time, and they will be able to claim Colorado as their next home!
