When buyers and sellers use their hearts in a transaction, the results can be splendid for all parties. We are fortunate to see this quite often in our ViewHomes of Clark County sales. One that comes to mind, resulted in goodwill that touched every aspect of the deal.
First of all, the buyers of this home were in need of a respite from a frenetic lifestyle in another state. The husband was burned out from his job as a producer for a popular investigative TV show featuring a lot of negative. They were looking for a respite - a retreat, and a place for him to heal.
When we found the right property, they were overcome with emotion. The views, the acreage, and the house itself were perfect. They were overjoyed when their offer was accepted - it was a multi-offer situation, so we all spent a few stressful hours of waiting.
The buyers were respectful of the condition of the property and the obvious loving care given the home. However, the home was built ten years prior and they didn't expect perfection. Therefore, when the inspection report showed items in need of repair, they decided to take care of them, after the sale.
The listing agent was surprised when I told her the buyers were not requesting any repairs. She asked if it was possible to get a copy of the inspection report. Her sellers wanted to see it. The inspection company, and the buyers, both agreed.
Over the next few weeks, prior to the close date, the sellers quietly took care of all the needed repairs. When the listing agent sent us the invoices, we were surprised and delighted. Our buyers were naturally thrilled.
The benevolence did not end there. After closing, both sides exchanged gifts and emails - with a promise to stay in touch. It was serendipitous for all of us involved.
