Potomac Shores in Dumfries, Virginia is now six years old and is nearing one thousand homes sold. When the community is complete, it will be home to thirty-eight hundred residences. About two thousand of those will be outside the future town center limits. 

New home buyers coming to Potomac Shores this summer will find new home builders inventory of lots is dwindling. When the community first started the sales pace was about thirteen homes per month, and now it is not unusual to see forty homes plus sell monthly. That means what you look at today will be gone if you come back in a week. 

The Northern Neighborhood, which is home to only single-family homes, is nearly completed. Ryan homes have a few lots remaining backing to the golf course. These start in the mid $600's and I can share with you why these might be a great value message me, and we can chat! Here you will also find nearly new resale single-family homes, built by NV and Ryan Homes. Many of the floor plans were designed in the Tidewater style specifically for Potomac Shores. They feature nine and ten-foot ceilings and finishes not available in homes built in the last two or three years. All parameter homes back to trees or the golf course priced from $560,000 to $1.2 million. Expect to find lovely homeowner additions such as patios, firepits or outdoor fireplaces, decks, blinds, and fences, custom painting, etc.

 

The Woods District or Southern Zone is selling fast the Griffin Hall Villas have only about fourteen remaining home sites and start in the upper $400's. These are a great option if you prefer a bedroom on the main level. These lots are some of my favorites in the community all backing to trees. The townhome options are decreasing daily the oh so popular McPhearson Grand with the enclosed back porch has only a few lots remaining, The Strauss is over sixty percent sold out and has a rooftop terrace option. Expect prices to be between $450 and $525,000. As of this post, there was only one single family home lot available for end of the year delivery in the upper $500 range, and then they will be sold out!

Brookfield Homes just released a new section and still has a good selection of homesites available. They opened about two years ago and have sold at a rapid pace. Base prices start in the low $500's but easily climb to Low $600's once you personalize your home with your options.

Just outside the Town Center limits at the end of Potomac Shores Parkway, you will find Pulte Townhomes. There up to four level townhomes with an option of a rooftop terrace are hot sellers. Priced from the low 400's expect with your customized options to spend $490's to $650,000. You are buying location here with the promise of walking to all amenities, Town Center and VRE. And a few lucky owners will have Potomac River and or town center views.

Many buyers ask will there be more single family homes?

There will be five new sections on the south side of the town center that will eventually connect to The Woods district and River Heritage Blvd. Beazer homes have started development of their lots and will open this fall for pre-sales. They will offer a condo/townhome product and have yet to announce the price or exact floor plans. Four other builders will eventually build here as well. Drees and Pulte have purchased lots, and I am told one will build townhomes and the other single-family homes. The remaining two builders and product are to be announced. Expect to see Drees, Pulte, and unnamed builders to build in late 2020 and 2021. When completed these will finish out the two thousand homes outside the Potomac Shores town center limits.

Town Center and VRE Update

If all goes as planned the VRE will be complete by the end of 2021, the developer Sun Cal had some unexpected revisions by CSX which delayed the start of construction from last November till summer of 2020. They now will be building a six hundred space parking garage underground adjacent to the river overlook that exists now. The rail station will also be developed by Sun Cal and open in fall of 2021.

Within the town center, the VRE rail station will be on the bluff overlooking the Potomac River. Sun Cal, the developer will build this building and expects to have two restaurants, as well as a dry cleaner, coffee shop. They are also building a six hundred space parking garage. This Potomac Shores VRE station will be six stops from National City, Amazon's new home and will surely be a huge asset to commuters and home buyers looking for new or newer homes. Potomac Shores is the largest and closet amenity-filled, waterfront new home community to National City in Arlington, Virginia.

My expectation is as the VRE station gets underway, the hotel, retail, shopping, and dining will follow. Sun Call is preparing a pad suitable for a hotel near the VRE rail station overlooking the Potomac River. Expect commercial as well as, multi-family buildings, and townhomes, along with a village green, a central park for residents and a waterfront riverwalk park that adjoins the boardwalk for all to enjoy when completed.

Everyone asks will there be water views and There certainly is an opportunity for waterview residents depending on who buys the land and what they eventually decide to build. One thing for sure it will be condos, townhomes, or apartments based on what has been approved by the county to date.

Please note when you visit a new home builder in Virginia and sign in you give up your right to representation for sixty or ninety days or longer. The builders do not tell you that is the policy, so what else do you not know?  A recent buyer learned the hard way that once they registered at the new home site, there was no time limit. If they wanted to buy a home there, they could not have an agent assist them!  They had planned on selling and then buying and learned that they would not get any discount for not having an agent but lost out on a multi-sale credit from their agent that meant real dollars to their bottom line.

Can you buy a  new home without a REALTOR sure, I worked on site for ten years with four-national builders as a new home sales representative. Some of the unhappiest buyers of new homes are the ones who thought they could do it themselves and then needed to be talked off the ledge over frustrations with the builder or the process. Most of those frustrations come after hours when the home buyer comes by the site after work and sales are gone for the day. They need someone to frame their expectations and to bounce concerns off. Builders representatives are incredibly lovely people, and their job is to find the next buyer and to protect the builder's bottom line. Buying a new home is a five to six-month process, and the new home sales representatives can come and go. You deserve the right to representation, and the builder even pays for it on your behalf. It costs you nothing all you need to do is register with your agent's name on your first visit. Or do not give them your name until you have decided how you want to proceed.
