What words do you not want to see in a MLS Listing?

As spring approaches, there is many homes that have been For Sale since last fall. They are about to expire. Many sellers are left scratching their heads why they did not sell. Some times here in the Manchester NH, all you have to do is look in the MLS listing why the home may not have sold. Certain words, terms or sentences can and do scar buyers and their agents alike.

 

OWNER MOTIVATED: If the owner was really motivated, they would have priced the home right to start. They would make it wasier to see the home. They would not have hired a discount agent when they needed full service. 

 

WILL LOOK AT ALL OFFERS: In other words they over priced the home, but bring an offer anyway to see if we can get you to pay more. 

 

WILL NOT LAST: If it was not suppose to last, why is the house still for sale 6 months later. AND why has the wording not been updated in 6 months?

 

ALMOST NEW: It is either new or not. 

 

VIRTUALLY MOVE IN READY: Wait, it is move in ready or it is not. Perhaps it needs just a little work to be move in ready.

 

8/4/3 : What? are we playing Bingo. Many consumers do not know what numbers mean when you write in short hand agents use. 

 

2.1 Bathrooms: Wait, " 0.1 " Bathrooms? Most often we do see 1/2 bath or 3/4 bath. but decimal points now?

 

I could go on and on, but I need to leave some for my ext blog. What are some of you favorites or not so favorites?

HI Scott... it's interesting how different areas define bathrooms... for us so long as it has a tub or a shower or both, it's a full bath. Sink and toilet is a half bath.

I see a lot of things in the MLS that don't prove to be the truth, I always love the sign riders that say "I am gorgeous inside", it makes me think I might be walking into a disaster, haha.

I don't like corny, cheesy, phrases like:  "As you walk through the front door, bestowed upon you will be a thing of beauty....."  or "As you step through the walls of glass......"

Blechk.  Makes me feel like I'm watching Leonard Pith's Masterpiece Theatre........

I have yet to see an mls entry that states "Owner Unmotivated" or "Will Look At Offers When We Feel Like It". Some things are to obvious to state and yet we see that stuff constantly.

And I have to agree with those above about the "will not last" thing.

It always makes me giggle when I see that and then see the days on market are 112 or something! LOL

Great post Scott Godzyk and this is my all time fav.  I don't have an issue with won't last, but PLEASE if the listing is on the market longer than 30 days, UPDATE!

WILL NOT LAST: If it was not suppose to last, why is the house still for sale 6 months later. AND why has the wording not been updated in 6 months?

That is one of the problems Anna Banana Kruchten CRB, CRS 602-380-4886 , they do not change the wording, they do not update pictures and i wonder if they give any of it a second thought? It sure increases the numbers on the expired list

My guess these words are everywhere unfortunately, but not just words. You closed this blog with wisdom words "My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process". What about those expensive listings with cell phone picture? It is to die right?

Everyone thinks differently, so we should try to utilize various marketing strategies to intrigue the right person. Spruce up your remarks in the MLS weekly to see if you can speak every language so potential buyers will understand and hear.

"Will not last" and it's been listed for months is the one that makes me most crazy, I think.

Some agents do go a bit extreme when they try to get too creative...they aren't fooling anyone! Especially when the pics don't at all match the description. LOL
