Nina Hollander all of these are excellent.  Budget with new home buyers is very important.  They often times don't realize they have to have a deposit for electricity and water, or they don't save a little in case they have something break down like a garage door.  All of these though are very important...thanks for sharing!

I agree with Alexandra, if you hire the right agent ( YOU, in this case), their expertise and experience will guide first time buyers through the process. Understanding the hidden expenses of home ownership is a big one - too many forget to have enough set aside to handle unexpected repairs, such as a new HVAC system.

Sheila Anderson good morning, Sheila, and thank you. The buying process gets more complicated all the time and the liabilities greater. Buyers should avail themselves of professional help right from the start. It will definitely make the process less stressful

Debb Janes EcoBroker and Bernie Stea JD hi Debb... it's amazing to me sometimes how uninformed first time buyers are about budgeting, home maintenance needs, etc. A solid consultation upfront would go a long way for buyers to understand and to make the appropriate decisions... and sometimes the appropriate decisio is that maybe it's not time to buy!

Debb Janes EcoBroker and Bernie Stea JD hi Debb... just like sometimes we need to tell sellers it's not the right time for them to sell. But I've found that when we are honest with prospective clients they remember and when they are ready they come to us.

Good morning, Nina Hollander In my opinion, it all begins with #5.... selecting the right Realtor to guide that first time home buyer from the very first step.... every step of the way in every real estate transaction needs a well-versed Realtor for guidance... and Nina Hollander is the agent to call in the Charlotte area.....

you would not have....it's a true fact that all real estate transactions where there are agents involved are a reflection of the quality of those agents... smoothly run transactions are a result of well-versed agents....just as those done by Nina Hollander

Nina Hollander - Those are all great tips. It really is a mindset. So many renters think they can't afford to buy a house but if they really evaluated what they pay for rent and what it will cost in the long run, with a hopefully substantial return on their money, they would be wise to budget wisely. It's those unexpected expenses that seem to get a lot of people into trouble.

Hi Nina Hollander - These are all good mistakes to avoid but I feel that iring the wrong REALTOR® is at the top of the list. The agent can guide the buyer through the rest.

Patricia Feager, MBA, CRS, GRI,MRP I so agree, Patricia. The problem often is that a lender approves them based on a formula when they should be borrowing a whole lot less and buying at a lower price point.
