Today’s View – Feb. 28, 2019 – New Market, Md. 21774 – Detached Homes

This is a market report for existing detached homes in New Market, Md. 21774.  At the time of this report (2/28/2019) not including new construction 28 such homes are on the market FOR SALE, another 30 under contract, and 13 have sold in the last 30 days. The Absorption Rate (Active/30 day sold) is 2.155 which is considered a seller’s market.

Last week only 7 were added to the market, 5 went under some form of contract, and 4 successfully completed the sale process. 

While the minimum lot size is just .02 acres and the maximum lot size is 5.5 acres, the median is .23 acres.

 

Two Bedrooms Home

Currently, there are no two-bedroom existing detached homes on the market for sale in New Market, 1 under some form of contract, and none have completed the sales process in the last 30 days.  The one under contract was last listed at $255,000 and was on the market for approaching 1.5 months.

 

Three Bedrooms Home

Currently, there are 11 three-bedroom existing detached homes in New Market on the market for sale.  These homes range in price from a low of $354,000 to $560,000, with the median price being $385,000.  The days on market for these homes ranges from new to the market (1 day) to approaching 3 months (89 days) with the median approaching 1.5 months (38 days).

There are 8 three-bedroom detached homes in New Market that are under some form of contract.   The last known list price of these homes ranged from $299,900 to $469,900 with the median being $372,450.  The days on market for these homes ranges from approaching a week (4 days) to 9 months (275 days) with the median being 1.5 months (46 days). 

In the last 30 days, 5 three-bedroom detached homes in New Market have successfully completed the sales process.  The closing prices of these homes ranged from $299,900 to $390,000, with the median being $320,000.  The days on market for these homes ranged from approaching 1 month (26 days) to 4 months (118 days) with the median approaching 2.5 months (76 days).

There are 13 four-bedroom existing detached homes in New Market on the market for sale. There are 19 four-bedroom detached homes in New Market that are under some form of contract.  The last known list price of these homes ranged from $348,000 to $550,000, with the median being $444,900.  The days on market for these homes ranged from new to the market (2 days) to 16.75 months (502 days) with the median being 3 months (96 days).

In the last 30 days, 5 four-bedroom existing detached homes in New Market have successfully completed the sales process. The closing price of these homes ranged from $32000 to $530,000, with the median being $374,000.  The days on market for these homes ranged from new to the market (3 days) to 5 months (144 days) with the median being 2 months (63 days).

 

Five Bedroom Homes

Currently, there are 2 five-bedroom detached homes in New Market on the market for sale. The current list price of these home being $415,000 after being on the market for 2 months (68 days) and $634.900 after being on the market for 2 weeks (14 days).

There are currently 2 five-bedroom detached homes in New Market that are under some form of contract.  The last known list price of these homes being $515,000 after being on the market for approaching 11 months (319 days) and $560,000 after being on the market for 1 week (5 days).

In the last 30 days, 2 five-bedroom existing detached home in New Market has successfully completed the sales process.   The closing price of these homes ranged from $550,000 after being on the market for approaching 6.5 months (191 days) and $560,000 after being on the market for approaching 4 months (108 days).
