Dutchess County NY January attached home sales (Coops, Condos, and townhouse) showed a big jump in sales, going from 25 in January 2018 to 45 in 2019, this was an increase of 73.1 percent. For January this was the largest number of sales recorded between 2006 and 2019. Units sold ranged in price from $ 58,000 to $ 453,000, built between 1910 and 2016 with square footage from 643 to 3,892. A fifth of the units sold for more than list price.
Average sale price, increased 15.3 percent when compared to January 2018. In 2019 the average price was $ 245,856 and for the same time in 2018 $213,142. The median sale price also increased by 7.3 percent, to $192,000 compared to $179,000 in January 2018
Days on market decreased this January, at 78 days it was 37.1 percent less than in January 2018 when days on market was 124. This January had the lowest recorded days on market for attached homes, between 2006 and 2019.
The attached market inventory increased by 29.1 percent. In other words, the inventory in January 2019 was 142 and 124 same time in 2018.
The absorption rate of 3.15 months ( the time it would take to work off the present inventory) was a decrease of 1.08 months from January 2018 when it was 4.23 months.
