I was a landlord before I was a licensed agent. I found the best way to secure tenants was to have them like you. I had really nice properties that were well maintained and I listened to all I spoke to and was responsive. Tenants actually liked me and wanted to live in my apartments or condos. Once I had a good tenant I let them know I appreciated them by affirming them on Thanksgiving with baskets of food and or flowers. I never had a problem getting tenants and only had one bad one in many, many years.
When I became licensed I found that being like-able was a good thing too. Certainly it was just one component, but important nonetheless. Any good agent is knowledgeable, most are experienced and responsive but not everyone is someone whose company you enjoy. I never hear anyone in the industry speak about this so I thought I would.
Be yourself and try and make your clients feel liked and appreciated and you will be better able to see differences in your business. If you want folks to remember you, give them a reason to. And finally keep in touch.
