Recently Closed - Relocation Home Purchase in Hendersonville, TN


     One of the JM Loans team's favorite scenarios to help clients is when someone is involved in a relocation.  When people are moving state to state or cross country to an area they're not familiar with, it adds another set of stresses to what can already be a stressful experience. With our team not only being licensed in 15 states, but experienced in 15 states, we know how to make the transition easy, and we have the resources to set proper expectations and make the process of moving far less stressful than it could otherwise be.

Tennessee Mortgage Loan

     In a recent closing, our client was relocating from Southern California across the country to enjoy retirement in Hendersonville, Tennessee.  It's not new news that many people are leaving California, but each time, it's nice to see how excited clients get when they realize what the cost of living looks like elsewhere after having spent years in the Golden State.  Moving from one of the most expensive areas of the country to a less expensive area was eye opening for our client, and another pleasant surprise was the financial flexibility we were able to give him with our mortgage options.


     His Realtor in Tennessee, like most agents, recommended a local loan officer at Bank of America.  Since this was a jumbo loan, Bank of America had really attractive rates, but as an independent banker, I had far more options and allowed the client to put less money down than Bank of America would have allowed.  We ended up allowing him to keep about $40,000 more in the bank, and he didn't have to pay off a debt that Bank of America was requiring be paid.  For those reasons, we had the opportunity to help, and at the end of the day, everyone was happy with the decision to work with our team.


     We were able to go from contract ratification to closing in just 3 weeks and our team handled much of the loan process while the client was driving across country.  Since we use our "pre underwriting" process of having the client underwriting-approved BEFORE going under contract, it was smooth sailing into our settlement date.  He arrived in Tennessee with closing docs waiting for him, signed, and is the happy owner of a beautiful new home with some land and a payment less than half of what he was paying in California.  Happy retirement indeed!  Here's what he had to say about his experience with the JM Loans team at Mason-McDuffie Mortgage:
