Help! Another agent is farming in "your" territory!

You’ve got a territory – or you’ve been working on developing a territory – but now there’s another agent neighborhoodor two moving in on you. They’re marketing to “your” homeowners.

What should you do?

The first impulse might be to “go political” and tear down the competition – but that would not be wise.

Years ago, market researchers learned that naming your competition in an ad brought an unwanted result. It made people remember the competition instead of the advertiser!

In addition – when you tear down someone else, it makes you look bad. So eliminate that idea.

Instead, keep marketing, keep being visible, keep sending those residents valuable information, and stay focused on the benefits you bring to your clients.

Send just listed, under contract, and just sold cards religiously. At the same time, stay in front of them with prospecting letters that reveal your expertise and your dedication to service. Send market updates and interesting trivia that they’ll enjoy sharing with friends. If you write a monthly or quarterly newsletter, be sure to include some news about the neighborhood or area.

If you actually live in the neighborhood, or if you’ve been selling homes there for a good number of years, mention the fact.

Don’t let them forget you – and don’t let them forget that you’re very willing to give them a market analysis. And of course, always invite them to visit your website and your blog.

Fill your website and your blog with good information. Community pages can keep homeowners informed about area events, and advice pages can alert potential sellers to steps they should take before listing their homes.

cars at a yard saleGet in front of them in person by visiting their stores and coffee shops, attending their yard sales, and cheering for their kids at high school sports events. Take a walk through the neighborhoods on a nice day and talk with the people you meet.

If it’s in your nature, knock on doors, just to say hello and perhaps drop off a small branded gift.

Don’t let an intruder in your territory scare you off – simply promote yourself better than they promote themselves.

If the realtor farm in your neighborhood, for God's sake stop sending solicitation letters to them.

One reason I've never felt this was a problem, Marte, is because most agents don't stick with the farming for very long. I can't tell you how many one or two cards I receive each year from agents and that's it. Of course, in my case, when I mail, I don't mail to other agents in any neighborhood.

Nina Hollander Not mailing to other agents should be a given, but I suppose a name could slip by if they weren't very active in the marketplace.

Successful agents know that farming or prospecting of any kind is a long term project - and I wonder why unsuccessful agents don't read enough to learn that.
