This month's challenge is to tell you ...what I'm doing, differently in the business.
Is there anything really new? Probably not.
Maybe the new is going back to basics.
Early on in Real Estate, I used to advertise for homes within five miles of the Baltimore Beltway.
Our Beltway is over 50 miles, circling the center of Baltimore, and covers a whole lot of territory. How many homes do you think are within a few miles of the beltway.

Always specializing in listings, maybe there will be a few more buyers than in the past. I will be proactively finding them homes.
How will I do that?
Here are just a few ways:
By blogging, what the buyer needs.
By using my Sunday radio show to seek the homes with their special list of features.
By having the buyers tag some homes they are interested in but not on the market. I make up a flyer that says...
''Dear Home Owner,
Our family would like to live in this neighborhood. We like your home and if you are thinking of selling, please contact our real estate agent:
Margaret Rome 410-530-2400 firstname.lastname@example.org All calls are confidential.”
There are other ways to find homes before they hit the market and also be a source for new listings.
But remember Buyers are future listings. They are a terrific referral source and their friends and family may want to buy and sell.
There are owners who are reluctant to list their property but if they know you have a qualified buyer...a deal is possible.
Cannot get past that listings are the name of the game.
When an agent sells their last listing...they out of business!
Some of my clients who are listed with me are also in the position to purchase.
And after many wonderful years concentrating on listings which will continue but this year I am going to focus on some of the buyers. There is no reason not to give some equal time to buyers who are looking for unique homes. And yes they may buy one of my listings.
