Why It Makes "Cents" To Stop Renting In Charlotte & Buy A Home: Rents Keep Going Up, Up, Up

 

Charlotte renters are paying more than ever in rent. Charlotte ranks among the top 10 cities in America for rent increases. According to the personal finance website, Smart Asset, Charlotte is #6 in the nation  for rent growth compared to income. RentJungle.com reported that "as of February 2019, average rent for an apartment in Charlotte is $1458, which is a 7.89% increase from last year when the average rent was $1343, and a 1.71% increase from last month when the average rent was $1433. One bedroom apartments in Charlotte rented for $1279 a month on average (a 6.57% increase from last year) and two bedroom apartment rents averaged $1609 (a 10.19% increase from last year)." 

According to Smart Asset's report, Charlotte rents increased by 27% from 2014 to 2017, while incomes increased only 11% and that rent as a percent of income increased 3.3%. Moreover, there are no signs that rents will decrease in Charlotte anytime soon. In fact, it appears they will continue to increase, eating up a larger and larger portion of renters' after-tax paychecks. It totally makes "cents" to buy a home and lock in your monthly housing costs for years to come.

HI Nina Hollander - I completely agree with your approach on this subject. The Charlotte area is affordable and a wonderful diversified area. Families want to be here and construction is doing well. It is a great place to be a REALTOR®. Renters need to hear your expertise on this subject. They will thank you 100 times over!

I have never rented... I bought my first townhome at 20. I had to come up with $1600 for a down and upgrades but my 2 BD home was less than a 2BD apt. by $10 a month. Around 4 years later I bought a SF home only using my gains from the townhouse.  BTW - wages back then...$1.65 an hour! My house payment was $165 a month.

Sheri Sperry - MCNE® hi Sheri... what is very clear is that incomes are not keeping pace with rent increases, so more and more of each paycheck goes towards housing costs here in Charlotte. It only makes sense to fix that cost even if the payment for a mortgage is the same as for rent.
