Automated Smart Homes & What You Need to Know

Building technology and automation have changed the way people live. When buying a new home there are many things Buyers need to be aware of when transferring ownership from Sellers to Buyers that need to be addressed prior to closing. Home Inspectors need to have access to automation for their home inspections too. Many of these devices are controlled by apps, passwords, and the owner's smartphones. Has your Home Inspector been trained to inspect automation?

 

Something to think about:

 

NEW AUTOMATION 

  • Combining Systems like Lighting and Shades
  • Automation Interfaces (Lights, TV, Music, Morning, TYM)
  • Automation HVAC
  • Automation Pool
  • Automation Mosquito Misting
  • Automation Sprinklers

 

OWNERSHIP TRANSFER

  • Is it easier to give User Names & Passwords; then let New Owners change passwords?
  • What happens if the information is not available?
  • Can devices be factory defaulted and reset?
  • Does the manufacturer need to be contacted to allow access?


INTERNET & BLUETOOTH

  • Usually, all BlueTooth products are taken by the homeowner

  • If the information is not left for a new owner, Internet Router has to be reset/reprogrammed

  • Automation Systems may need to be reconfigured for new owners

  • Home Security Systems/Cameras
  • Video Doorbells
  • Smart Speakers
  • Lighting
  • Shades
  • Doorbell
  • Garage Door
  • Irrigation Systems
  • Pool control

 

IMPORTANT INFORMATION

  • When using Cloud-Based Surveillance, make sure old recordings are blocked when the previous service has been discontinued. 

  • Apps need to be reassigned to new Home Owners

Debb Janes EcoBroker and Bernie Stea JD - Apps have proved to be very helpful and useful. I'm glad that automation is making a difference in other people's lives, giving them peace of mind with the ability to control what's going on inside the dwelling, especially when you can't be there 24/7.

Hi Patricia- it's not as simple as handing someone a key and garage door opener anymore, is it?  Even the simple act of setting a thermostat can take some time to figure out. Some of our lights are controlled by Amazon's Alexa but they are able to move with us to a new home.

Nina Hollander - Sadly. many agents and home inspectors aren't prepared for automation during the selling process either. My role is to educate and provide information I know. 

Moving has just become more challenging due to automation. In some ways good and if unprepared it can create havoc.

Another one is smoke and surveillance systems programming. I had my son come listen to the instructions and programming. Not sure I understand it well I had it video taped.

You're so right, inspectors (and agents) need to be knowledgeable in automation and many times, we often can't easily access the automation during the home inspection. I've run into all of the automation examples you cited, with the exception of the mosquito misting.

So far, we've been able to master the automation but, you really have to be on your toes when showing the property to know what automations you need to know about prior to the inspection, don't you?

This is excellent, Patricia. Just a few years ago none of this would have been important and look where things are today. Buyers and sellers, and their agents, all need to be aware so that appropriate transitions can be made. CRS has a great new course, BTW, on Smart Home Technology in case you were not aware!
