A FSBO sure taught me a lesson
For some sellers, saving big bucks on a commission is more important than realizing the full proceeds of the sale of their home:
Are you open to learning a lesson? There was a Manchester NH Home Seller who interviewed a few local Realtors. They decided they wanted to save money and would sell it themselves. It was a shame, as I had already sold 2 homes in that neighborhood and know it well. He was not even open to working with buyer agents.
Mrs. Seller invited me to their open house. She was very uneasy with her husbands plan and ability to sell the home on his own. Mr. Seller was polite and he showed me around the home. In realty though, he did not do anything to prepare his home to start showing buyers. There was a local investor there looking as well. As I parted ways and headed to my next appointment, I got a call from the seller.
He did it. He sold the home. He said, "he sure taught me lesson for charging a commission to sell a home. Who needed Realtors any more." He continued telling me how much he sold his house for. I gagged as he sold it a good $50,000 less than market value.
As I regained my composure, he did not stop there. He let me know how happy he was to save a $10,000 commission. Then... that is when I let hm know that he saved 10k, but lost the $40,000 additional they would have received by selling the home too low. Being on speaker phone, his wife in a sharp tone said, "YOU DID WHAT?"
He had signed the contract with no contingencies. He was knee deep in it now. He was blinded by a will to save money instead of a will to sell his home at the highest price and best terms. I have a feeling his wife will teach him a lesson. In the mean time I share this story so other sellers can learn that a good listing agent, more than covers their fee by selling your home at the highest price and best terms for you, the seller.
My philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
