The owners inherited the home from their father and they did not know a real estate agent in the area. They had spoken with an agent who they did not feel comfortable with. The agent wanted to buy the home for herself at a rock bottom price and avoid going on the market. The owners had a conversation with a previous client of mine who suggested they give me a call. I suggested a price 40k higher than the agent who wanted to buy it for her own investment.
They also had a renter in the home who was a heavy smoker, so we ejected the renter and needed to repaint and clean the A/C ducts as well as all all wood and windows.

We listed and sold quickly. The new owners will be using the home for an investment rental property!
