It depends...

This is one of my favorite real estate responses, it depends. An agent will be asked a seemingly easy question to answer by their client, and they may very well respond, it depends. Do you know why? Well, you guessed it, it depends.

Many questions asked in the normal course of events in real estate can have a slew of different answers depending upon the situation. For instance, when a buyer asks, will the seller want to keep the window treatments? The answer depends on what is in the contract. If there is nothing in the contract, the agents will need to get together and find out what the seller has in mind. Therefore, it depends.

The easiest way to get rid of the, it depends, conundrum, is to make sure all possibilities are addressed in the contract between buyer and seller. This cuts down on the questions. Does this always work?

Hello Peter - "It Depends" is an appropriate response for many reasons but most of all because it's accurate. As you wrote so much of it is situational and is based on the people, places and other aspects of life.

This is true.  Many things outside the contract are also it depends.  Will we close on time?  Will the parties be able to move past any negiogation points?  When can I move in?  But when you answer it depends and expound on that question, your client can feel confident that you are guiding them through the process.

"It depends" is often an appropriate response. I had someone in a store ask me whether it was a buyer's market or seller's market. I said, "well, it depends" and they were really surprised. "But the news says..." and I said, It all depends on what town you live in, and where in the town you live, and what kind of home you have. There is truly not one response.

It depends is a great answer in many situations in Real Estate. It also presents an opportunity to showcase your expertise when you can explain the different options and why it is not a yes or no questions. What the contract says is critical to being correct with your answer.

"It depends" is an appropriate resonse to many questions asked in all fields and not just real estate.  In our work, we price things differently if we are working with a company, a team or an individual.  The same goes with our web developer, our graphic designer, etc.  A
