Tips for Listing When Your Home Is Occupied That Others Might Not Have Told You Except Me!

MAKE YOUR BEDS

Moving is stressful. Whether you move or not if something happened and there was an emergency, would you want anyone else to see your sheets or smell your blankets, pillows, or comforters? You might consider buying new bedding for showings only. 

 

CLEAN YOUR DISHES/CABINETS

Ask yourself, do you really need all that stuff and how much will it weight/cost to move?

 

CLEAN YOUR BATHROOMS

Be obsessive, you never know what goes on behind closed bathroom doors. 

      

CLEAN YOUR CLOSETS

Do you really want people to see what is inside your closets, especially neighbors if there is an Open House? Neighbors are nice but maybe nosey too.

 

CLEAN YOUR APPLIANCES (Underneath & Behind them too)

Will you really have time to do all that when the inspection is scheduled or you have to move on a tight schedule?

 

CHANGE YOUR SMOKE DETECTOR BATTERIES

If you think the beeping is annoying to you when you live there, can you imagine the effect it has on prospective buyers, agents, home inspectors, guests at Open Houses, and appraisers when it happens to start beeping unexpectedly? 

True store: An Appraiser gave a bad appraisal report and when questioned, his answer was he was distracted by the smoke alarm and couldn't think. 

 

CLEAN THOROUGHLY

Imagine if Hot-On-Homes came unannounced and offered you $1 million dollars if they could shoot your new listing, provided it was clean and ready immediately for filming. How disappointed would you be if you didn't get that check? 

When it comes to buying property, Buyers have Power.

 

 

CLEAN EVERYTHING: WALLS, BASEBOARDS, CEILING FANS, ETC.

How would you feel if a child had a severe allergy attack in your house because of dust, webs, or an unsanitary environment and you were named in a lawsuit? Anyone can sue anyone for any reason. 

CLEAN AND REPAIR YOUR YARD, STAIRS, GATES, AND OTHER SAFETY ISSUES

Read the Listing Agreement. Agents and Brokers are not liable but in Texas and most other states, homeowners are. 

PROTECT YOUR PETS

Secure their safety from harmful humans.

change your smoke detector batteries!  I am going to tell every seller who gives me a vacant home that I won't put a sign in the yard until they change the smoke detector batteries!

Well you were very successful in reminding me I haven't deaned under and behind my stove and refrigerator in quite some time.  I absolutely love this.  I'm going to print it and see if anything  needs to be tweaked and added to my "take our advice" list I give to sellers.

George Souto - Thank you! I feel strongly these are things sellers need to know. There are so many agents that get and publish Seller Scripts from their brokers, Boards, and Title Companies.

Lottie Kendall - My sellers thank me. They tell me it takes some time, but makes sense and they sleep better too. Plus, they always know that if there is a showing, their best bedding is neat and clean.

Lise Howe - I'm glad you're going to do that. It was very unfortunate for my sellers when the appraisal came in low and due to the timing for closing on their new house, they chose to reduce their sales price instead of arguing and delaying the closing. Plus, they were between a rock and a hard spot because the buyers bluntly said, they would walk if the price wasn't reduced. To think, the price of fresh batteries when listing could have saved them money and stress.

Clean homes and well-kept homes give buyers confidence to move forward with an offer. Plus, they just feel better to be in - for homeowners and potential buyers. Nothing worse than a grimy kitchen or bathroom...yuk.

Hello Patricia - potential buyers can often overlook certain things but seem to immediately start the discount process or elimination when the cleanliness factor is involved. I am not aware of Hot on Homes.

Changing smoke alarm batteries is one task I don't like. Some of them are too high up and I don't love standing on top of a ladder, but the worst part is that I can never get them back in the ceiling after I've gotten them down. It must be a mental block - I can't make the hook parts slide into the grooves correctly.

I have one in my office right now that's laying on the counter, waiting until some day when I remember to ask my son to re-install it for me.
