Inspectors Inspect...BUT.....

. In Wisconsin, home inspectors have to be licensed. As in any other profession...there are good and bad and must have had someone else take inspectorthe exam Inspectors.  Many of them feel it is their duty to find something...anything...a last ditch "gotta fix" here is to pitch the landscaping away from the foundation...Not a defect...a routine systems maintenance item....yes, yes....one too few homeowners do...but should.

   We have had inspectors on 3 year old homes tell us the shingles were put on "upside down"....most recently that a 2 year new roof with 50 year shingles was "showing premature wear". Normal....settling cracks could be "dangerous"...with no water, no deflection. The ever rooffamous, "not to code" which is a coin flip as to whether it is to code...and did "the code" exist....

   We are fortunate...David has a background in construction prior to real estate...we have done many projects including designing our own home. Most agents are without that kind of background...and choose to trust what they believe to be the "highest and best source"...and it may well not be the highest and best inspector. Inspectors backgrounds vary here..some may have worked in the trades ...some just have a license and know what they had to learn for the state exam but have no formal training in any specific area.  Some begin every sentence on their  report with "Evaluate the..." also with needless expense due to the need the inspector feels to ...include "CYA language."The small print in most inspection contract says that inspectors are only responsible for any "errors" only equal to the amount charged for the inspection." Suing an inspector rarely remedies anything that may have been an oversight.

  question If you are new to an area...OR to real estate...ask agents who have been in the industry a long time who they recommend. Cheaper is not better,...shorter is not better...Knowlegable, educated and experienced is best.

Love the "did the code exist".  We have a handful around here that are awesome and know what they are doing.  Some of the others on the other hand have questionable reports.  Excellent blog...thanks for sharing!

We have some acquaintances who purchased a home last year - they are now furious with their agent and the inspector because of numerous repair issues they've discovered. I had them send us the inspection report to look it over to see what it said. Over and over, the inspector advised them to get a siding and roofing specialist...did they? No...but they want to sue somebody.  The problem wasn't the agent or the inspector...

Sally and David my son is selling his house and the Home Inspector for the Buyers put on the report that the 17 year old roof was eventually going to have to be replaced.  What the heck does that mean, except that he found the need to say something about the roof.  The day after a roof is installed it will eventually have to be replaced.

Yes Debb Janes EcoBroker and Bernie Stea JD people hear/see what they want to see/hear especially if it will cost money.

What the inspector should have said IF he knew was..."the shaded area of the roof on the northwest side of the house shows signs of wear George Souto ...isn't that right Jay Markanich ?

What I like about the inspector that I refer clients to is that he is able to explain things clearly to them.  He also shares with them the importance of items that sound like they are a big deal, but are a quick and easy fix.

Two things:

1.  The inspector was entirely correct.  It will need to be replaced eventually.

2.  George is right.  What a dumb ass thing to say about a roof.
