Do Home Owners Have To Have An Open House in Danbury,CT Area

As part of the home marketing progress, there is an option for home sellers to elect to schedule a public open house. It would be typically done on a day on the weekend usually 1-3, 2-4PM or 12-2PM. It would be hosted by the listing agent or a representative from their firm & any body can come into the house to take a look, even if they are not even in the market or in a financial position to qualify for the financing needed to purchase a home. However in some cases, there could be well qualified clients that might want to see the house at their own leisure & don't either have real estate agent working for them at this time or don't want to schedule a private showing with their own real estate professional. We never know who is going to be going through the doors. No matter who would be going, the owner must vacate the property, secure any valued possessions, make arrangements for children not to be home, have any pets be secured & would be responsible for making sure their home is in show-ready condition including cleaning the inside & making sure the outside is fresh.

It is up the home owner client to decide if they would want to as part of their marketing plan or not. Some clients would rather have all showings be done privately.Others may feel like it is beneficial. Other clients that I have met with would rather try the house out on the market for a while before deciding they would want on. Either way, it is one of the tools to advertise the home. If there is an open house, my brokerage will update the listing on all of the online websites, have the property in the Danbury newstimes (provided there is an ad that time) and I will do a number of things to promote that properties open house that we can discuss in person if you are considering selling. Any option that you as the homeowner would want to do it OK with me-you are the boss. As a real estate professional serving the Greater Danbury area, I have never had one of home buyer clients decide on purchasing a home because of the home house, nor have I had a home seller client get an offer from for the visitors that came to tour their property & immediately make an offer-but we never know.
