It’s not unusual for Carlsbad home buyers to want to buy a single story detached home. While the overall Carlsbad inventory continues to be limited, it’s improving (up 12% since the end of February and 40% since the end of December), buyers still have options, mostly resales, even if the preference is a detached single story home.
There are several reasons why Carlsbad home buyers prefer single story living: they like that type of floor plan; there is a preference for no stairs; and in some cases health concerns require a single story home.
Single story detached homes, especially newly built homes, are generally harder to find in Carlsbad; some planned communities do not even build them because of added construction costs and other considerations. In the current market Carlsbad single story homes are about 23% of the inventory.
Right now we have 3.1 months of inventory of single story detached homes, based on the rate of sales since the beginning of the year, a market that favors sellers but an improvement since the beginning of 2019.
ACTIVE LISTINGS IN CARLSBAD

Current listings of Carlsbad single story homes range in price from a range-priced home of $625,000 - $675,000 with 1089 SF and 2 bedrooms and 2 baths, up to $5,400,000 for a stunning oceanfront home at Terramar, with a private seawall and beach access, offering 2087 SF, 4 bedrooms and 3 baths.
Marketing time averages 48 days, however, the average is somewhat distorted given 6 homes have been on the market for over 100 days, thus raising the average substantially.
You might wonder if homes are still going pending quickly (see below – average time on market for pending sales is 43 days!!), and the answer is yes for some, while others sit on the market for longer periods. Typically price is an issue with homes that are not selling fairly quickly (at the high end of $1,000,000 and more where marketing time tends to be longer). Condition issues and location can also be contributing factors to a longer sale.
PENDING LISTINGS IN CARLSBAD
There are 24 single story homes that are pending. Prices range from $599,000 to $1,290,000, and these homes were on the market an average of 43 days before going under contract; 6 of these went pending in less than a week, which gives you an idea of how quickly some homes may go off the market.
In general, marketing time has slowed on average since last year, but don’t be fooled – some properties go pending the day they hit the market or within several days, so if you like a property you do not want to delay making a decision and an offer.
SOLD LISTINGS IN CARLSBAD FOR 2019
40 single story detached homes have sold in Carlsbad in 2019 so far, 22% of the total sales of detached single family homes. The average sales price was $979,889 (ranging from $482,000 to $2,013,500).
Carlsbad single story detached homes sold, on average, in 37 days thus far in 2019. 25% of the transactions were cash, and buyers were able to negotiate 2% off the original list price on average. At the same time, however, 12 buyers (30%) paid full price or better for their homes.
