I had a buyer looking for a bargain. I had seen this home while out with a first time buyer. They walked in about 4 steps and the wife, would not even come in. It was a divorce sale. One seller had moved out and the other still living there. My first time buyer wanted nothing to do with it. But a month later when a buyer asking to see homes he can get a bargain on, to fix it up himself... I checked and this home was still available.
They had done some work I see, they moved the garbage can inside but not much had made it in it. The listing agent had said they had not been in the home, their assistant had the listing signed. They could not answer any questions. My buyer loved the home though. It was in a great neighborhood after all. All the homes in the neighborhood are well cared for, except of course this one.
We looked at comps what the house is worth when fixed. We made a list of repair and what the cost will be to repair them. We asked if any other offer were in and there was none. We made an aggressive offer that allowed the seller to leave everything behind, and the buyer would clean it up. "The buyer was sure he would get a good discount for offering to buy it as is."
The seller took the offer happily. The wife wanted nothing to do with the home. The husband had no will to clean it. We actually met the seller during a second walk through. I felt more like a therapist than Realtor. The offer was accepted. We closed on the home and the buyer was very happy. The surprise of the day was after closing when the seller thanked me for taking time to talk to him. He wants to buy a condo and wants me to help him buy it. It is always nice when everyone in a transaction is happy. Divorce sales can sometimes be edgy. Even the ex wife was happy the home was sold.
Perhaps the MOST IMPORTANT message is to share with every consumer that my philosophy is simple, provide more personal and professional service to guide my clients through each step of the buying or selling process. All Agents are not created equal and every buyer or seller should take the time to hire the BEST not just the biggest. Those that hire me, find a dedication like no other.
